Value Engineering

We believe that Value Engineering is a very important aspect of the design/build process and we take a proactive approach to maximizing savings for the Owner.  Our methodology begins very early in the design stage of the project where we interact with the architects and engineers on every building component to determine if there is a better way to build the facility.  We draw on our 30+ years of experience and, just as importantly, we ask our subcontractors to evaluate the project and provide us with cost saving alternates during the bidding phase.  Also during the bidding phase, we use a system that compares all subcontractor bids to a historical database of values.  If a cost item appears out of the ordinary, the project manager will be alerted and the item can be further investigated.  The design/build team then works to determine how the cost might be reduced through value engineering.  Sometimes it can’t be value engineered but, since the system has flagged the cost item as out of the ordinary, we will notify the Owner that this particular item should evaluated by their tax professional for possible tax savings.
